Representative Construction and Real Estate matters include:

  • Ryan Law represents a restaurant owner in its landlord-tenant relationship, including negotiating the long-term lease with the commercial landlord.
  • Eight homeowners and two condominium associations retained Ryan Law to represent them in litigation against a developer who deviated from submitted and approved architectural and developments plans, which, in turn, resulted in various Chicago Municipal Code violations and corresponding enforcement proceedings. The suit also involved and resolved various claims brought by adjacent landowners for alleged encroachment onto their properties.
  • A general contractor retained Ryan Law to file various mechanics liens in order to create security interests in the title to various properties for the benfit of the general contractor who supplied labor and materials that improved the properties.
  • A prospective developer of a 33-acre parcel of property retained Ryan Law to represent it in the development of the property into a shopping center. This matter included negotiating and forming an LLC with two other investors and developers as well as negotiating down various liens filed on the property by numerous contractors and entities, which had brought suit to foreclose their liens. It also entailed working closely with strategic planners, institutional advisors, lenders and retail brokerage firms for purposes of development and value enhancement.
  • An investor in several multi-million dollar commercial property developments in Illinois and Florida retained Ryan Law to represents its interests in the developments and to monitor and provide an accounting for its equity investment into the multi-state projects.
  • A residential developer retained Ryan Law to form a limited liability company for purposes of developing several residential properties, and the Firm drafted the contracts and related documents between the developer and the general contractor.
  • A Florida residential developer retained Ryan Law to assist with the forming and launching of a Florida company which developed several residential properties.
  • Mr. Ryan has previously represented various general contractors and subcontractors in many personal injury lawsuits brought by workers while injured at the work site, and in lawsuits brought by the public and third parties for injuries sustained while at the work site.
